Many websites say - "We'll tell you what the house down the street sold for, just visit our site". Well, the truth is Texas is a non-disclosure state; an agent or company may not list the sales price of a house. Zillow.com, Realtor.com, HouseValues.com and your "neighborhood" REALTOR.com use this tactic to get you as a client. All these "information" services can do is take a wild guess based on tax records and other public data, a broker/agent (or appraiser) must do a CMA (Comparative Market Analysis) using proprietary data to give that figure to you. In fact, this was just announced to our own association website... Realtor.com has made a significant improvement to their “What’s My Home Worth” tool. The sales data presented on Realtor.com is derived from public records data. However, as you know, actual sales prices are not available from the public records in Texas. As a result, the value presented is an estimate based on an algorithm developed by the Realtor.com data supplier. Because it is important that consumers know the only way to get accurate sales information is from a local REALTOR®, Realtor.com made the following changes to the tool for non-disclosure states such as Texas:

  • A large banner is now displayed at the top of the results page derived once a consumer enters their home information. The banner clearly indicates that Texas is a non-disclosure state and that the information presented is a calculated estimate.
  • The term “sales price” has been replaced with “estimated value.”
